I purchased a new home and used a Realtor!
You really do need a Realtor on your side. My agent told me about a new community that had all the amenities that I was looking for. Then my agent tells me that the builder was going to be having a builders special on kitchen packages in a few weeks. So we viewed the homes with our Realtor and the agent from the builder. We waited a few and went back with our Realtor and the kitchen package we wanted was several thousands of dollars less. We made the purchase and were very happy with the house and saving some money as well.
I agree completely, my agent call me immediately when the community we were looking at released a new section of home sites and we were able to pick a great lot to build on.
